Santana Row is a luxury residential and commercial district of West San Jose in San Jose, California, in Silicon Valley. Santana Row is one Silicon Valley’s most affluent shopping districts and has become a sought-after location for commercial office space due to the fine restaurants and after work hang out spots. To keep up with demand Federal Reality, development group responsible for Santana Row, chose to develop a new 6-story high-tech office building in place of one of their parking lots.

The ground up 6-story building was fed by the campus condenser water system in which SVM design-built the core and shell systems including 5-floors of underground parking, the deepest parking structure in San Jose. The 6-stories of office space are served by water cooled VRF condensing units located in floor-by floor-mechanical rooms.

Splunk, who leased the entire building as their headquarters, provides the leading software platform for real-time Operational Intelligence. Splunk software and cloud services enable organizations to search, monitor, analyze and visualize machine-generated big data coming from websites, applications, servers, networks, sensors and mobile devices. The tenant improvement for Splunk was design-assist with Arup Engineers for the 6-floors of office area buildout which consisted of nearly 250 VRF fan coil zones. As an integrated team with the GC we were able to deliver the space to Splunk ahead of schedule allowing them to move out of their existing space and into their new home one month ahead of schedule.
