Office Tenant Improvement

With the idea of creating a highly functional and aesthetically pleasing open and collaborative office space, SVM worked closely with the Architect and Contractor to maximize user comfort and wellbeing. OpenText’s San Mateo office has become one of the most impressive new offices they’ve open, as said by OpenText VP Global Real Estate & Procurement, Michael Cumming.

This tenant improvement spans two-floors and 110,000 SF of an open floor plan, along with technology rich conference rooms, smaller work spaces, and scattered seating throughout. Enhanced with high ceilings and floor-to-ceiling glass windows, the office provides its employees and guests with a well-lit ambiance while offering beautiful views of the surrounding area.

SVM was integral in maximizing comfort throughout the building, whether users are in a large conference room or in a siloed space to and open office area – we wanted to make sure everyone felt comfortable. One challenge our team was tasked with was maximizing the floor-to-ceiling height, as the existing building had low floor to floor heights. To help mitigate this problem, instead of installing a traditional VAV reheat system, SVM saved the tenant roughly one-foot of floor-to-floor height by installing a VRF system. With the installation of the VRF system SVM was able to maximize efficiencies and enhance the aesthetics of the building by working closely with the architect to ensure the majority of the heating and cooling system was out of sight.
