Tenant Improvement
Walking distance to local transit the new four-story WeWork coworking space in San Mateo provides much needed flexible work spaces for various companies and entrepreneurs. The existing building was equipped with two 85-ton air handler units as well as heating hot water and base building systems VRF cooling which was installed by the core and shell contractor. SVM was brought on board to build out the tenant improvement of the 81,000 SF space.
Understanding the nuances of an occupiable space can be tricky – specifically as this space is occupied by various tenants, all with different needs as the days progress; SVM led the BIM coordination and clash detection making the process of this design-build project as fluid as possible. Each floor was programmed and designed to include open communal work spaces, private offices, and conference rooms, accompanied by a kitchen and bar. To ensure this coworking space was functional and comfortable enough for all tenants, SVM installed 123 fan-powered terminal units and an 8-ton heat pump (on the roof), along with wall mounted fan coil units for 24/7 or continuous, IDF and Food and Beverage Storage room cooling. SVM also utilized and heavily modified an existing VRF system to better serve the needs of the tenant on the first floor in order to keep cost down by preventing the need for a whole new VRF system.
